Ok assumptions are based on some facts. Only because of so much talk about corruption makes me a bit concerned. Besides, I have to point out, Filipinos are allowed to sign for property, but not Westerners(is that correct). I believe the law was changed because of history. Some Spanish friars were buying Filipino farmland for low money.This in turn caused problems later.

yup alliens (that us) cant buy land same in quite a few countries in asia i belive is the same.

Can see both sides, but surely just limiting the amount of land or buliding would be better as the money which may have entered the country may have helped greatly the ecomony in many ways:Erm:

I'd have thought the bubble burst on properties some time ago. When we were there in Feb flying a few times in/out of Manila you could see below many developments that looked to have been abandoned/mothballed after the roads and one or two houses were built. Also the sales people in the malls looked like they'd given up and many times didn't bother approaching me. There were also far, far fewer people than usual touting Condo's etc at this years at this years Hounslow Barrio Fiesta

We are thinking of buying a condo there, maybe in December when we go but not 100% sure.There are plenty of factors to consider- currency slide , maintenance charges, etc :Erm:

Most of my sales were from my freelance selling. I don't get involved too much in a realty.
There were hundreds of farmers in Sta Rosa who sold their farmlands to become a subdivisions and industries and they also bought properties after they sold their farm. That was my target selling that time. :xxgrinning--00xx3:
It takes ages to get commisions from Realty, so I focus on a freelance selling.

just remember once you hand over your dollars or sterling you convert to pesos, and you will never ever be able to sell your house again, you will never ever see your money, real estate in the philippines is a no no , unless you are filipino, and you want to live there forever.....Even if you did sell, it would be in pesos, and then you cant get the money out of the country.. Dont go there, rent and be happy, then if there is an emergency, you can just pack up and leave... as i did

:)i do understand where ure coming from..but with our company you have to priviledge to sell your property in a higher price..because in this investment the value will grow higher in time..and one more thing..when youre not here..we can have it rented for you...and we will do all the work..but i appreciate your opinion though..everyone is entitled to..:)

I can see them splashing their cash on land every day here..
Prices are going up on a monthly basis and they are fetching the asking price...
I quite often help expats search for land here as I have transport and a little local knowledge..Quite often the lots I show them were sold the week before..
Lots of clever cash coming this way and thats a fact.

It's a world crisis not only Europe but if you're on SALES business, you always think positive, you're always on the lighter side.:D:)

I think it would be nice to buy a place in the Phils, and I understand it would be in my wife's name.
If the man is older than the wife, it is security for her (and her children if they have any) when the husband is no longer around.

I have thought about this and will probably buy later.

:)for us to succeed..we have to be positive at all times..i know all of us are all experiencing world crisis..but how come casino is always full..you can still see people shopping..its just a matter of thinking and determination.:)

yeah,i think thats good to know fred..im much aware of the crisis..at first i declined the job because i know it might be hard to sell due to the economic crisis..and after we had typhoon and all..maybe it will be harder to sell..but the team where i belong now is very much positive about selling..i sincerely admire the determination and hardwork..so if i keep myself on the positive side surely i will be able to sell..and i do believe that "YOU BECOME WHAT YOU THINK"..there will always be someone who will looking for a property..and it wont kill me if ill post it here..if i will be in UK..i will surely save then invest for a property..

Yes..Just a few years ago property values here boomed...
Actually I say boomed but that could be the wrong word..The prices increased along with building materials such as rebar that hit their peak 2 years ago so as usual here the boom was fueled by inflation and the tons of cash sent from OFW`s..I am constantly amased on the budgets that people come up with to build houses,resorts and apartment buildings here ALL OVER THE R.P..
Rebar is pretty damned cheap now due to a lack of demand by the Chinese but cement,sand and gravel is more expensive then its ever been driving the market price up generally..
I cant see a dip in prices or demand at all..
Weird eh?

Well im guessing lots of people moving back or over with redundancy, life savings or on the pensions as many companies as they closed there final salary pension schemes all those that could jump did so early. Then all the OFW's who have called it a day seems far queiter in earls court these days i think many must have gone back..

There is the chance that if those Filipinos with talent decide to pack up from foreign shores, go home and repatriate their savings, that they may well finally start being entrepreneurial in the Phils instead of abroad and that would be a good thing for the Philippines. A lot of their best brains leave to work as OFW's, it would be good to see them back home being successful at home, Asia has a future!

Personally I would love to own property in the Phils, even a Condo with a 50 year lease but it won't happen as I just don't have the cash and by the time I am old enough to retire the Philippines may be a rich country, by that time the UK may well be pretty poor.

Now if Phill can get its self into gear it could be the hub of asia it often has
